THE SITE - DALE GROVE

The 12.3 hectare site, known locally as Dale Grove, is located to the north of the village of Sawston set less than 3 miles from Cambridge. The site is immediately north of the residential areas and adjacent to Dales Manor Business Park which caters for industrial and commercial users.

The site is extremely well screened by existing mature vegetation to all boundaries including an ancient woodland protected by a Tree Preservation Order to the south. An ancient moat is located within the TPO woodland, although this falls outside of the site boundary. The layout has been designed to create a functional facility for the needs of users.

The football stadium element of the development has been located to the north of the site to reduce impact on neighbouring amenity from noise and lighting. Sufficient parking and cycle spaces are provided within the scheme to meet SCDC requirements.
